Our pricing is based on a per-project basis, not hourly. Our estimates are perfect for busy contractors that need an “On-Demand” estimate completed. Most contractors bid only a few projects per month and our pricing tends to be more affordable than hiring a full time in-house estimator.

Our estimates are very accurate and based on your project’s zip code so your pricing will be accurate and competitive. Our estimates are designed as guidelines for you to finalize pricing so you’ll be able to make your final adjustments with the Excel Spreadsheet we send you. You can adjust Supervision, Equipment, Profit, and manually override any of our estimated pricing. Our labor and material costs come from Craftsman National Construction Estimator Database which is updated several times per year. Our estimating team are construction professionals with plenty of field experience and we make adjustments based on factors such as changes to productivity, equipment, etc. For example, if a wall is 20 ft high, we’ll need to include a lift along with slower productivity to adjust the labor price.
Pricing in all regions varies and we used highly accurate cost databases along with field experience to price projects. We carry a $1 Million Accuracy Guarantee covered by our Errors and Omissions Insurance. If we were to ever make a mistake and you lose money on a project, you are completely covered. There will always be a variation in pricing based on the fluctuations in the market, labor shortages or surpluses, and major events that suddenly increase or decrease material or labor pricing.


What makes a New Jersey bid different

New Jersey has one building code. That’s the good news and the trap.

The Uniform Construction Code is statewide. The DCA writes it, your town’s construction office enforces it, and no town gets to pick its own edition. Right now that means the 2021 IBC, the 2021 IRC, the 2021 mechanical and fuel gas codes, and A117.1-2017 for accessibility — adopted in August 2022, in force since September 6, 2022. The energy subcode is the 2021 IECC for houses and ASHRAE 90.1-2019 for everything else. So a shell in Paramus and a shell in Camden are priced against the same book.

The trap is that a lot of the “current code” pages on the internet still say 2018. If you price a Newark envelope off a 2018 checklist, you’re going to hand the plan reviewer a set that fails on day one, and you’ll eat the redesign.

Then there’s the sales tax, and New Jersey does it backwards from what most out-of-state contractors expect. The rate is 6.625%. You pay it on every stick of material at the yard — sales to contractors are retail sales, full stop. Labor is where it changes. If the job is an exempt capital improvement, you don’t charge tax on the bill, and the owner signs a Form ST-8 to prove it. If the job is repair or maintenance, the labor is taxable. And two things you’d swear are capital improvements — landscaping and flooring installation — are taxable by name. A tenant buildout that’s half repair and half new is two tax treatments on one invoice.

Public work is its own animal. The Prevailing Wage Act kicks in at $2,000 for the State and most public bodies, and at a municipal threshold that resets every five years — $16,263 as of July 2019, so check the current figure before you bid a town job. You can’t bid at all unless you’re registered as a public works contractor, your subs have to be listed with their registration certificates at bid time, and you keep certified payroll for two years. The Totowa Senior Housing estimate on this page was priced at prevailing wage for exactly that reason.

Four things that get missed on a New Jersey construction estimate

Every one of these has cost somebody real money. We see them monthly.

1. The capital-improvement split. Estimators from states that don’t tax labor put 6.625% on materials and move on. In New Jersey the question is whether the *work* is a capital improvement or a repair, and the answer changes the bill, not just your cost. Price a remodel as one number and you’ll either overcharge an exempt owner or eat the tax on the taxable half.

2. The ST-8 that never got signed. No certificate, no exemption. The bulletin is plain about it: the contractor doesn’t charge tax on an exempt capital improvement, and the paperwork is what makes it exempt. It belongs in General Conditions as a task with a name on it.

3. The UEZ cap. Urban Enterprise Zone work used to be a clean materials exemption. Since January 1, 2022, only the first $100,000 of taxable purchases by *all* the contractors on a qualified business’s property in a calendar year is exempt. On a $2.7M alteration in Newark that cap is gone before the steel arrives. Price the rest at full tax.

4. The wage rate and the registration. A $2,000 threshold means almost every public job is a prevailing-wage job. If you’re bidding a municipal contract with a private-work labor rate, you’re going to lose the bid or lose the job. The registration and the sub listing aren’t cost items, but a missed one voids the bid.

Four building types. Bergen County down to Camden, the Shore across to the Hunterdon line. From a $58K retail fit-out to a $15.2M apartment complex. That range is the whole point — most shops price one lane and call it a service.

Look at the McCarter Highway job. $2.7M, three pages, and the first thing on it is demolition — partitions, radiators, toilet partitions, stairs, forty-eight thousand square feet of lights coming out — before a stick of new work gets priced. That’s what an alteration in an old Newark building looks like, and it’s why “renovation” is never one number. It’s also the kind of job where the capital-improvement question decides who pays the tax.

Same story on the Totowa job. $4M, thirty-six pages, unit demising walls starting in the basement, and every labor line carries the prevailing rate the Act requires — not a private-work number with a public-work name on it.

Where we work in New Jersey

We estimate statewide. Here’s where the volume actually is.

Bergen and Passaic. Paramus, Hackensack, Fair Lawn, Palisades Park, Fort Lee, Wayne, Totowa and Paterson. Five of the sixteen estimates above are Bergen or Passaic County jobs — medical, apartments, senior housing and houses.
