Our pricing is based on a per-project basis, not hourly. Our estimates are perfect for busy contractors that need an “On-Demand” estimate completed. Most contractors bid only a few projects per month and our pricing tends to be more affordable than hiring a full time in-house estimator.

Our estimates are very accurate and based on your project’s zip code so your pricing will be accurate and competitive. Our estimates are designed as guidelines for you to finalize pricing so you’ll be able to make your final adjustments with the Excel Spreadsheet we send you. You can adjust Supervision, Equipment, Profit, and manually override any of our estimated pricing. Our labor and material costs come from Craftsman National Construction Estimator Database which is updated several times per year. Our estimating team are construction professionals with plenty of field experience and we make adjustments based on factors such as changes to productivity, equipment, etc. For example, if a wall is 20 ft high, we’ll need to include a lift along with slower productivity to adjust the labor price.
Pricing in all regions varies and we used highly accurate cost databases along with field experience to price projects. We carry a $1 Million Accuracy Guarantee covered by our Errors and Omissions Insurance. If we were to ever make a mistake and you lose money on a project, you are completely covered. There will always be a variation in pricing based on the fluctuations in the market, labor shortages or surpluses, and major events that suddenly increase or decrease material or labor pricing.

What makes a Santa Ana bid different

Most estimating companies price Santa Ana like it’s the rest of Orange County. It isn’t.

Start with tax. Santa Ana’s sales and use tax rate is 9.25%. The Orange County base rate is 7.75%. That’s a point and a half on every taxable dollar of material you bring into the city, and only four cities in the whole county sit that high — Los Alamitos, Santa Ana, Seal Beach and Westminster. Everybody else is at 7.75% or 8.75%.

Run the math. On $200,000 of taxable material, 9.25% is $18,500. At 7.75% it’s $15,500. You just found $3,000 nobody put in the bid. On a million in taxable material it’s fifteen grand.

If you copy a materials line off a job you did in unincorporated county and paste it into a Santa Ana bid, you’re going to eat that difference yourself.

Then there’s the city itself. Santa Ana packs about 315,586 people into 27.34 square miles. That’s over 11,300 people per square mile. There is no greenfield here. Almost every job is a build-out, a tenant improvement or a renovation on an occupied block with neighbors on both sides and nowhere to stage material.

That changes general conditions. It changes demo. It changes how many days you’re paying for a crew that can’t get a truck to the door.

Four things that get missed on a Santa Ana construction estimate

Here’s what we see wrong most often.

1. The tax rate. Covered above. 9.25%, not 7.75%. It’s the fastest three grand you’ll ever lose.

2. The plan check clock. In Santa Ana, a plan check approval expires one year after the date the plans are deemed approved. If your job sits waiting on financing or a tenant signature, that approval can go stale on you. And depending on how complicated the work is, your submittal can get routed to Water Resources, Traffic Engineering, CIP Engineering and the City Engineer — not just one plan checker. Electronic submittals run through ProjectDox. Build real time into your schedule, and price the general conditions that go with it.

3. The 65% diversion requirement. CalGreen makes certain construction and demolition projects recycle or salvage at least 65% of non-hazardous C&D waste, and Santa Ana is moving that tracking onto the Green Halo System. Sorted bins, hauler tickets, somebody filling out the paperwork. That’s a line item. Most bids show one number for “dumpsters” and call it done.

4. Counter time. The Building Safety Division sits at 20 Civic Center Plaza in the Ross Annex, 92701. The counter is open Monday through Thursday 8 to 3, Wednesdays 8 to 2, and alternating Fridays. It’s not open whenever you need it. If you’re planning to walk something in on a Friday afternoon, you’re going to lose a day.

None of that is exotic. It’s just stuff a cost estimator who’s never priced a job in this city doesn’t know to ask about.

The trades inside those documents run the whole job: general conditions, sitework and demolition, concrete, metals, wood and plastics, insulation, doors and windows, acoustical ceilings, framing, drywall, tile and epoxy flooring, finishes, painting, specialties, mechanical and plumbing, and electrical.

Coffee shops. Fast food. A community college. A plaza renovation. A $2.2M job on South Broadway. That’s the mix Orange County actually buys.

Notice the spread. The smallest is $76K. The biggest is $2.2M. Same city, same county, same estimating team. A shop that only prices big ground-up work will fumble a $76K restaurant, and a shop that only does small fit-outs can’t carry a $2.2M scope. We do both, and the documents on this page are the proof.

Where we work in Santa Ana and Orange County

Four zips carry this city for us, and each one has a job behind it.

92707 is south Santa Ana — the South Broadway and South Main side, boxed in by the 405 and the 55. That’s where 2509 S Broadway sits, at $2.2M. Our biggest priced job in the city.

92704 is southwest Santa Ana, running out toward Harbor Boulevard and the Bristol Street edge. Two of ours are there: 3020 W Harvard at $451K, and the Wendy’s Project at $76K. One’s a $451K interior job, one’s a small restaurant. Same zip, wildly different scopes.

92705 is north and east, toward the 55 and the Tustin line. Dutch Bros CA7301 at $238K is that one — demo, acoustical ceiling, framing, drywall, tile and epoxy flooring, painting.

92701 is downtown and the Civic Center. We don’t have a priced project there. We’re not going to pretend we do. It matters anyway, because that’s where the Building Safety Division counter is, and every permit on this list goes through a counter like it.

Outside the city we work the whole county, and the estimates prove it: 92614 Irvine, 92673 San Clemente, 92692 Mission Viejo, 92821 Brea, 92870 Placentia, 92653 Laguna Hills, 92660 Newport Beach and 92866 Orange. Downtown Santa Ana, MainPlace and the South Main, Harbor and Bristol corridors are all inside that same working radius.

Who our Santa Ana estimating service is for
