Every project is unique so to get a quote, you can send your plans to info@iambuilders.com. General price ranges for smaller projects can run in the $400-500 range, mid-sized projects can be in the $500-800 range, and large projects $1000+.

Our pricing is based on a per-project basis, not hourly. Our estimates are perfect for busy contractors that need an “On-Demand” estimate completed. Most contractors bid only a few projects per month and our pricing tends to be more affordable than hiring a full time in-house estimator.

For most projects our delivery is between 6-9 business days. Occasionally larger or more complex projects may take 8-10 or 10-12 business days. Our estimates are very accurate and based on your project’s zip code so your pricing will be accurate and competitive. Our estimates are designed as guidelines for you to finalize pricing so you’ll be able to make your final adjustments with the Excel Spreadsheet we send you. You can adjust Supervision, Equipment, Profit, and manually override any of our estimated pricing. Our labor and material costs come from Craftsman National Construction Estimator Database which is updated several times per year. Our estimating team are construction professionals with plenty of field experience and we make adjustments based on factors such as changes to productivity, equipment, etc. For example, if a wall is 20 ft high, we’ll need to include a lift along with slower productivity to adjust the labor price.
Pricing in all regions varies and we used highly accurate cost databases along with field experience to price projects. We carry a $1 Million Accuracy Guarantee covered by our Errors and Omissions Insurance. If we were to ever make a mistake and you lose money on a project, you are completely covered. There will always be a variation in pricing based on the fluctuations in the market, labor shortages or surpluses, and major events that suddenly increase or decrease material or labor pricing.

What makes a Riverside bid different

Most guys bidding in Riverside price the job and forget the City.

That’s where the money leaks. Pull up the City of Riverside Building & Safety fee schedule and read the plan check line. It says “same as Building Permit fee.” Not a percentage of it. The same number. You pay the permit, then you pay it again.

Then two more fees land on top of that doubled base. General Plan Maintenance is 10% of all plan check and permit fees. The Technology Fee is another 4%. So 14% stacked on a number that already got doubled.

Here’s what that looks like on a $700,000 job, straight off the City’s published brackets. Permit is $2,654.50. Plan check is another $2,654.50. That’s $5,309 before anything else. Add the 10% and the 4% and you’re at $6,052. Add the commercial SMIP fee at valuation times .00028, the state Building Standards fee at a dollar per $25,000, and the $30 issuance, and you land around $6,360.

Nobody publishes that number. We did the math off the City’s own schedule.

Then there’s tax. The City of Riverside runs 8.75% combined. California’s statewide floor is 7.25%. You’re a point and a half over the base on every taxable material buy inside city limits. On $250,000 of material, that’s $3,750 you didn’t have in the Fresno version of the same building.

And it isn’t one rate across the region. Jurupa Valley 92519 is listed at 7.75%. A full point under the City. If you copy your Riverside numbers into a Jurupa Valley bid, you’re going to leave a point on the table — or worse, carry a point you don’t need and lose the job over nothing.

That’s a Riverside bid. Same drywall, different arithmetic.

Four things that get missed on a Riverside construction estimate

1. Plan check as a second permit. We said it above and it’s worth saying twice, because it’s the single biggest miss we see. Most contractors carry plan check as a fraction. In Riverside it’s a duplicate. If you budgeted plan check at 30% of the permit, you’re short by roughly 70% of a permit before the job starts.

2. The 14% that rides on both lines. General Plan Maintenance and Technology aren’t charged on the permit. They’re charged on plan check *plus* permit. Estimators who catch the doubled permit still miss this one, because the fee schedule buries it under the tables.

3. The wrong tax rate for the address. 8.75% inside the City. 7.75% listed for Jurupa Valley 92519. Corona, Moreno Valley, Fontana, Ontario — check each one. Inland Empire is not a single tax jurisdiction and treating it like one costs real money on a material-heavy scope.

4. City versus County. Riverside city and unincorporated Riverside County are two different AHJs with two different fee schedules. County work goes through Riverside County TLMA. If your project is outside the city line and you priced it off the City schedule, your permit number is wrong. Not close. Wrong.

None of those four are estimating tricks. They’re just things you have to actually look up, for this city, every time. That’s what a cost estimator is for.

Straight talk on the numbers. Inside Riverside city limits we’ve priced five jobs, $1.37 million total. That’s the honest count. Across Riverside County it’s nine more at $3.83 million, and across the San Bernardino County side it’s ten at $5.20 million. The whole Inland Empire book is 33 projects and just over $20 million.

We’re telling you the small number on purpose. Anybody can claim a thousand local projects. We’d rather show you four Riverside documents you can open and read than tell you a number you can’t check. Firm-wide, since 2016, we’ve estimated over $12 billion in projects and worked with over 3,500 contractors nationwide. The Riverside piece of that is five jobs. Both things are true.

Where we work in Riverside and the Inland Empire

The work follows the freeways, so that’s how we’ll lay it out.

Downtown and central Riverside, 92506. FEF Riverside is here — $624K, general conditions and a full sitework and demolition scope. This is the core of the city, walking distance to where the permits get pulled.

West Riverside toward La Sierra, 92505, on the 91. 10323 Cypress Ave TI, $570K. Nine divisions on that one — existing conditions, rough carpentry, roofing, doors and windows, finishes, specialties, mechanical, plumbing, electrical. A full interior rebuild of an existing building.

East Riverside, 92507 — UCR, University Avenue, Hunter Business Park. Angry Chickz Riverside, $91K. Acoustical ceiling, framing, drywall, insulation, painting. That’s the restaurant build-out zip, and it’s the same zip as the city’s main industrial park.

Out the 91 to Corona, 92882. Two jobs. LA Fitness Corona at $1M — ACT, metal framing, drywall, insulation and paint across eight pages. And Corona Senior Center at $319K, which is concrete, masonry, metal, rough carpentry, windows and finishes.

Down the 215 to Murrieta and Temecula. Howards Murrieta, 92563, $1.7M — our biggest Riverside County job, carrying rough carpentry, doors and windows, finishes, mechanical, plumbing and electrical. Temecula Sky Zone, 92591, $90K.

Up the 15 and the 10 into San Bernardino County. Ontario 5U in 91762 is the largest document on this page at $2.8M and fourteen pages — concrete, masonry, metals, wood and plastics, insulation, openings, finishes, mechanical and electrical. Autozone Fontana Project, 92335, $862K. Joann #2590 in Rancho Cucamonga, 91730, $160K. 4978 Walnut Ave Renovation in Chino, 91710, $354K. Redlands Public Market, 92374, $727K.
