Our pricing is based on a per-project basis, not hourly. Our estimates are perfect for busy contractors that need an “On-Demand” estimate completed. Most contractors bid only a few projects per month and our pricing tends to be more affordable than hiring a full time in-house estimator.

Our estimates are very accurate and based on your project’s zip code so your pricing will be accurate and competitive. Our estimates are designed as guidelines for you to finalize pricing so you’ll be able to make your final adjustments with the Excel Spreadsheet we send you. You can adjust Supervision, Equipment, Profit, and manually override any of our estimated pricing. Our labor and material costs come from Craftsman National Construction Estimator Database which is updated several times per year. Our estimating team are construction professionals with plenty of field experience and we make adjustments based on factors such as changes to productivity, equipment, etc. For example, if a wall is 20 ft high, we’ll need to include a lift along with slower productivity to adjust the labor price.
Pricing in all regions varies and we used highly accurate cost databases along with field experience to price projects. We carry a $1 Million Accuracy Guarantee covered by our Errors and Omissions Insurance. If we were to ever make a mistake and you lose money on a project, you are completely covered. There will always be a variation in pricing based on the fluctuations in the market, labor shortages or surpluses, and major events that suddenly increase or decrease material or labor pricing.

What makes a Rancho Cucamonga bid different

Most guys bidding Rancho Cucamonga are bidding it like it’s Ontario. It isn’t.

Rancho Cucamonga runs its own Building and Safety department out of 10500 Civic Center Drive. It’s not a county contract city. That means its own fee schedule, its own portal, its own review clock, and its own list of things that will bounce your submittal.

Start with the calendar. The city runs a four-day week. Counter hours are Monday through Thursday, 7:00 AM to 4:30 PM. Inspections are Monday through Thursday, 8:00 AM to 5:00 PM. There is no Friday. If you build a schedule that assumes a five-day inspection week, you’re going to eat a lost day every single week of the job, and nobody put that in the general conditions.

Everything goes in electronically. The city takes all plan submittals through its Online Permit Center. No over-the-counter. Re-reviews come back within five business days, which is genuinely quick, but the first review is “varies by scope” and that’s the one people guess at.

Then there’s the design criteria the city publishes right on its own page: Climate Zone 10, wind speed 110 MPH, Seismic Zone IV. A lot of national prototype sets show up here carrying an 85 or 95 MPH wind number from somewhere else. When the plan checker holds you to 110, the framing, the sheathing and the glazing all move. That’s not a change order you get to argue about. That’s just the price.

Four things that get missed on a Rancho Cucamonga construction estimate

1. The construction and demolition deposit. Rancho Cucamonga wants 65% of your waste diverted from the landfill, and it holds a refundable cash deposit until you prove it. The deposit is $5,000 for 1,000 to 9,999 square feet, $10,000 for 10,000 to 19,999, and $15,000 at 20,000 square feet and up. Jobs under $100,000 are exempt, and so are re-roofs without a tear-off. Here’s the part that costs people real money: you have 60 days after final inspection to file the reimbursement request with your weight tickets. Miss it and the deposit is gone. Not delayed. Gone.

2. Burrtec is the only hauler. Burrtec Waste Industries has the exclusive franchise in the city. You can’t shop the dumpster line. A GC who owns his own equipment can apply for a self-haul permit, but everybody else takes the number they’re given. If you carried a competitive debris line, you’re going to be short.

3. One permit per suite. The city’s tenant improvement submittal sheet says it plainly: separate plan check submittals are required for each separate suite, and each suite gets its own permit. Bid a four-suite building as one TI and you’ve priced one permit and one plan check when the city is going to charge you four.

4. The impact fees, and the surcharges on top. The transportation development impact fee for commercial and retail in Rancho Cucamonga runs between $26,426.55 and $28,991.10 per 1,000 square feet of building, depending on which transportation zone the site falls in. Call it $26 to $29 a square foot. Drainage is $26,892 per net acre. And the fire district fee is the one that surprises everybody: $1.19 per square foot for retail, commercial and office, but $7.13 per square foot for industrial and warehouse. Six times the rate. In a logistics city. On top of most permit lines, the city adds a 12% technology fee and a 10% general plan maintenance fee.

None of that is in the drawings. All of it is in the budget.

Victorville is 45 miles from Rancho Cucamonga, over the Cajon Pass. That’s a real drive and I’m not going to pretend it’s around the corner. What it is: the same county, the same plan check questions, the same inland subcontractor list and the same material pricing. Diamond Bar is about 12 miles out. Upland and Fontana touch the city limit.

Every one of those numbers is a Total Project Cost off a real estimate. Click any of them and you’ll see the actual pages, line by line, with the dates pulled. That’s the whole point. Anybody can say they estimate. Not many will show you the sheet.

Where we work in Rancho Cucamonga

The city is four zip codes: 91701, 91730, 91737 and 91739. Three more brush the boundary from the outside, and two of those we’ve priced work in.

91730 — Cucamonga, Red Hill, the south end and the Industrial Area Specific Plan. This is the older commercial core along Foothill Boulevard and the industrial district south of it. The Joann is here.

91786 — Upland, right against the west line. Americas Best Contact’s & Eyeglasses, $105K. Small-box retail interior, framing and drywall and insulation. Same drive, same subs.

92335 — Fontana, right against the east line. Autozone Fontana Project, $862K. Ground-up retail: demolition, site work, slabs, CMU, roof, storefront, finishes, the whole thing.

91701 and 91737 — Alta Loma and the north side. Foothill and Haven, business park and neighbourhood retail.

91739 — Etiwanda, Victoria, Day Creek and the I-15 corridor. Victoria Gardens sits here, 147 acres of open-air retail and restaurants, and it turns over tenants constantly. That work looks exactly like the Joann, the Americas Best and the BioLife: retail interiors, framing, ceilings, finishes.

Haven Avenue, Milliken and Rochester. Office and distribution. That’s where the $7.13 a foot fire fee bites.

If you’re bidding a Victoria Gardens tenant space or a Haven Avenue office fit-out, the Diamond Bar Plaza and Pomona Valley Center sheets are the ones to open. Same size, same trades, same side of the county.
