Every project is unique so to get a quote, you can send your plans to info@iambuilders.com. General price ranges for smaller projects can run in the $400-500 range, mid-sized projects can be in the $500-800 range, and large projects $1000+.

Our pricing is based on a per-project basis, not hourly. Our estimates are perfect for busy contractors that need an “On-Demand” estimate completed. Most contractors bid only a few projects per month and our pricing tends to be more affordable than hiring a full time in-house estimator.

For most projects our delivery is between 6-9 business days. Occasionally larger or more complex projects may take 8-10 or 10-12 business days. Our estimates are very accurate and based on your project’s zip code so your pricing will be accurate and competitive. Our estimates are designed as guidelines for you to finalize pricing so you’ll be able to make your final adjustments with the Excel Spreadsheet we send you. You can adjust Supervision, Equipment, Profit, and manually override any of our estimated pricing. Our labor and material costs come from Craftsman National Construction Estimator Database which is updated several times per year. Our estimating team are construction professionals with plenty of field experience and we make adjustments based on factors such as changes to productivity, equipment, etc. For example, if a wall is 20 ft high, we’ll need to include a lift along with slower productivity to adjust the labor price.
Pricing in all regions varies and we used highly accurate cost databases along with field experience to price projects. We carry a $1 Million Accuracy Guarantee covered by our Errors and Omissions Insurance. If we were to ever make a mistake and you lose money on a project, you are completely covered. There will always be a variation in pricing based on the fluctuations in the market, labor shortages or surpluses, and major events that suddenly increase or decrease material or labor pricing.

What makes an Oakland bid different

Oakland isn’t one market. It’s two, stacked on a hill.

Down in the flats you’ve got Victorians, warehouses and concrete. Up in the hills you’ve got wood frame on slopes inside a wildfire zone. Same city. Same permit counter. Completely different numbers.

And the counter changed on you this year. Oakland moved to the 2025 California Building Standards Code on January 1, 2026. The last day to pay under the 2022 cycle was December 31, 2025. So if your unit costs came off a job that got paid in 2025, that job was priced under a different code. If you carry those numbers straight forward, you’re going to be short on the seismic and fire lines — because that’s exactly where Oakland says its local amendments landed.

Then there’s the fire side. Oakland’s Wildfire Prevention Zone covers 11,890 acres. That takes in 1,924 acres of city-owned land and 308 miles of roadway, and it lines up with the city’s Very High Fire Hazard Severity Zone. The 1991 Tunnel Fire killed 25 people, burned 1,520 acres and cost $1.7 billion. Oakland’s been running defensible space inspections ever since.

And Oakland reviews its own plans in house. Plan Check Services runs staff engineers, so when a comment comes back it comes back from somebody who read your drawings, not from a queue in another county. That’s good for you. It also means the comment is usually specific, and specific comments cost specific money.

None of that shows up in a national square-foot table. So we don’t use one.

That’s the whole idea behind our Oakland construction estimating services. Price the building that’s actually standing there.

Four things that get missed on an Oakland construction estimate

1. Impact fees — and not the amount, the basis and the timing. Effective September 13, 2025, Oakland charges impact fees per square foot instead of per unit. And they’re due when the Certificate of Occupancy is issued, not at permit. Affordable housing on multifamily runs $36.17 a square foot in Zone 1 and $29.18 in Zone 2. Non-residential office is $2.70 a foot. There’s a Jobs/Housing fee on office and warehouse at 25,000 square feet and up, plus school fees at $5.17 a foot residential. If you price a Zone 1 multifamily job off an old per-unit number, you’re going to carry the wrong fee on the wrong date.

2. Oakland’s business tax on your Oakland gross receipts. Contractors sit in Industry Code H. Sixty dollars minimum. Then 0.18% on everything over $33,333, 0.21% over $1 million, 0.28% over $2.5 million. Registration’s $108. It’s been progressive since January 1, 2023. On a $1M Oakland job that’s about $1,800 nobody put in the bid.

3. Soft story. Oakland has a mandatory retrofit ordinance and it’s still live. Ordinance No. 13516, mandatory since January 22, 2019. Five or more dwelling units, built or designed before 1991, with a weak ground floor. Tier 3 completion was due February 21, 2025. That’s past. And Oakland still publishes the subject-building list — the May 2026 version runs roughly 2,100 addresses across 26 pages, plenty of them with no compliance status marked at all. So if you’re bidding a six-unit Oakland walk-up from the sixties, you’re going to want its tier before you price a single stud.

4. Schedule, which is really general conditions. Oakland publishes its own averages. MEP permits, same day. Zoning clearance, same day or up to 10 days. ADU, 10 to 20 days. Small project design review, 4 to 6 weeks. Planning Commission cases, 10 to 13 months. Multi-unit and mixed-use, 6 to 36 months. Those aren’t our guesses. They’re the city’s own numbers. A cost estimator who doesn’t carry them will put a six-week supervision line under a six-month approval.

Look at the school one. California public school buildings don’t go through the city building department at all. They go to the Division of the State Architect — structural, accessibility, fire and life safety. Different reviewer. Different submittal. Different clock. If you bid a school like it’s a city permit, you’re going to plan the wrong schedule.

The two residential jobs matter for the same reason. Oakland runs pre-approved detached ADU plans — studio, one-bed, two-bed — and a junior ADU caps out at 500 square feet. San Francisco runs its own tracks, and the local one makes you post notice in the building 15 days before you submit. Two ADU programs. Two sets of rules. One bay between them.

Where we work in Oakland and the East Bay

Three Oakland zips. Three completely different buildings.

94602 — the Dimond District. Also Oakmore, Glenview, Lincoln Highlands, Redwood Heights, Laurel and Trestle Glen. It runs from flatland commercial straight up into the hills. That’s where 3201 Beaumont ADU sits, at $972K.

94618 — Rockridge. College Avenue is the spine, with more than 80 restaurants, cafés and shops on it. Housing’s mostly 1909 through the fifties — bungalows, cottages and small multi-family, with Rockridge BART on the edge. 5944 Claremont Ave is in there at $522K.

94607 — West Oakland. Plus Jack London Square, Old Oakland, City Center and Chinatown. Victorians sitting next to converted warehouse lofts. West Oakland Middle School / Building E is here, at 991 14th Street, $166K.

A Dimond ADU, a Rockridge bungalow and a West Oakland warehouse are three unrelated pricing problems. Same city. You can’t run one number across all three.

Outside Oakland we’ve priced work in Albany (94706), North Berkeley beside the campus (94709), downtown Hayward (94541), Livermore wine country (94551), northwest Walnut Creek over in Contra Costa (94597), Vallejo’s waterfront and Mare Island up in Solano (94590), and both the Outer Richmond (94121) and Bayview–Hunters Point (94124) in San Francisco.

Now the straight talk. Three of those twelve jobs are Oakland proper. Eight of twelve are Alameda County. Eleven of twelve are inside about 25 miles.

And that’s the argument, not the apology. Those twelve estimates went through eight separate building departments — Oakland, Berkeley, Albany, Hayward, Livermore, Walnut Creek, Vallejo, San Francisco — plus the state architect on the school. The Bay Area isn’t one authority. It’s a pile of them, and a city line changes your rules. Oakland’s soft story ordinance covers five-plus units built before 1991. Berkeley’s covers five-plus units permitted before 1978, and Berkeley runs a whole separate masonry ordinance for anything before 1956. Same trades. Same crews. Different code, different fee, different clock.

So we don’t bid Oakland like it’s generic East Bay. We bid Oakland like it’s Oakland.
