Our pricing is based on a per-project basis, not hourly. Our estimates are perfect for busy contractors that need an “On-Demand” estimate completed. Most contractors bid only a few projects per month and our pricing tends to be more affordable than hiring a full time in-house estimator.

For most projects our delivery is between 6-9 business days. Occasionally larger or more complex projects may take 8-10 or 10-12 business days. Our estimates are very accurate and based on your project’s zip code so your pricing will be accurate and competitive. Our estimates are designed as guidelines for you to finalize pricing so you’ll be able to make your final adjustments with the Excel Spreadsheet we send you. You can adjust Supervision, Equipment, Profit, and manually override any of our estimated pricing. Our labor and material costs come from Craftsman National Construction Estimator Database which is updated several times per year. Our estimating team are construction professionals with plenty of field experience and we make adjustments based on factors such as changes to productivity, equipment, etc. For example, if a wall is 20 ft high, we’ll need to include a lift along with slower productivity to adjust the labor price.
Pricing in all regions varies and we used highly accurate cost databases along with field experience to price projects. We carry a $1 Million Accuracy Guarantee covered by our Errors and Omissions Insurance. If we were to ever make a mistake and you lose money on a project, you are completely covered. There will always be a variation in pricing based on the fluctuations in the market, labor shortages or surpluses, and major events that suddenly increase or decrease material or labor pricing.

What makes a Fremont bid different

Let’s get the honest part out of the way first. We have not priced a job inside Fremont city limits. Not one. Every estimate on this page is Fremont-adjacent work — Milpitas, Hayward, Santa Clara, San Jose, Cupertino, Palo Alto, Saratoga, Campbell. Twelve jobs, about $8.8 million priced, all inside roughly twenty-two miles of Fremont.

We’re telling you that on purpose. Here’s why it matters more than it sounds.

Those twelve jobs went through four different counties and a different building department every time. Alameda. Santa Clara. San Mateo. Contra Costa. That’s the actual skill. Anybody can learn one plan-check desk. Pricing the same scope across a dozen of them, and being right, is a different job. Fremont sits right in the middle of that ring. The subs we price with are the same subs bidding your Fremont work. The labor rates are the same labor rates. The material pricing is the same.

What changes in Fremont is the paperwork and the money attached to it.

Fremont’s permit fee isn’t flat. It’s tiered off declared valuation — $155.07 for the first $8,000, then $14.77 for every additional $1,000 in that next band. And the city holds a minimum acceptable permit valuation per square foot, so lowballing your declared value doesn’t save you anything. It just gets corrected at intake and your number moves.

Then the add-ons stack. A 3% permitting technology fee on plan review and inspection services. A 15% community planning fee, also calculated off your building plan check and inspection fees. Both of those are percentages, not line items, and both are invisible until somebody writes the permit.

If you carry one round “permits” allowance on a Fremont job, you’re going to eat the difference yourself. We’ve watched it happen. A contractor pencils in a flat number for permits and fees, wins the job, and then the invoice comes back with percentages layered on top of a valuation the city adjusted upward. That gap comes straight out of profit.

Four things that get missed on a Fremont construction estimate

1. The percentage stack. 3% technology plus 15% community planning, both riding on plan check and inspection fees. Two percentages nobody quotes you up front. On a real commercial permit that is not rounding error.

2. Reinspection at $133 an hour. Every failed inspection is a billable hour and a hole in your schedule. Most estimates carry zero dollars for it. We carry a real number, because on tenant improvement work in existing buildings you will fail something.

3. No published clock on commercial plan check. Fremont’s Appointment Plan Check program is a pilot and it’s residential only — additions, kitchen and bath remodels, accessory structures. Commercial tenant improvement gets no posted turnaround. So general conditions and supervision duration are a judgment call, not a lookup. Expedited review runs $147 an hour with a half-hour minimum if you need to buy speed.

4. EV Ready parking. Fremont requires roughly 10% of total parking spaces to be EV Ready on multifamily of three units or more and on non-residential, with the charging equipment installed. That’s conduit, panel capacity, gear and trenching. It is not a small allowance and it lands in electrical, not sitework, where people forget to look for it.

There’s a fifth one that isn’t ours to price. Nonresidential affordable housing fees are due before the building permit issues, and additions under 1,000 square feet are exempt. The dollar rate comes off a separate council resolution, so ask the city for the current number. We’ll put a placeholder in and flag it. We don’t make fees up.

Open any of them. You’ll see divisions, quantities, labor, material, sub markup. General conditions, demo, concrete, metals, rough carpentry, insulation, doors and windows, finishes, specialties, mechanical, plumbing, electrical. That’s what a real one looks like. We’ve been doing this since 2016 and we’ve estimated over $12 billion in projects for contractors.

Four counties, twelve documents, and every total on this page is the number that was actually printed on the estimate. Nothing rounded up to look better.
