Every project is unique so to get a quote, you can send your plans to info@iambuilders.com. General price ranges for smaller projects can run in the $400-500 range, mid-sized projects can be in the $500-800 range, and large projects $1000+.

Our pricing is based on a per-project basis, not hourly. Our estimates are perfect for busy contractors that need an “On-Demand” estimate completed. Most contractors bid only a few projects per month and our pricing tends to be more affordable than hiring a full time in-house estimator.

For most projects our delivery is between 6-9 business days. Occasionally larger or more complex projects may take 8-10 or 10-12 business days. Our estimates are very accurate and based on your project’s zip code so your pricing will be accurate and competitive. Our estimates are designed as guidelines for you to finalize pricing so you’ll be able to make your final adjustments with the Excel Spreadsheet we send you. You can adjust Supervision, Equipment, Profit, and manually override any of our estimated pricing. Our labor and material costs come from Craftsman National Construction Estimator Database which is updated several times per year. Our estimating team are construction professionals with plenty of field experience and we make adjustments based on factors such as changes to productivity, equipment, etc. For example, if a wall is 20 ft high, we’ll need to include a lift along with slower productivity to adjust the labor price.
Pricing in all regions varies and we used highly accurate cost databases along with field experience to price projects. We carry a $1 Million Accuracy Guarantee covered by our Errors and Omissions Insurance. If we were to ever make a mistake and you lose money on a project, you are completely covered. There will always be a variation in pricing based on the fluctuations in the market, labor shortages or surpluses, and major events that suddenly increase or decrease material or labor pricing.

What makes an Escondido bid different

Escondido is its own building department. Not the County. Not a contract city. You submit to Escondido, you get reviewed by Escondido, and you live by Escondido’s calendar.

Here’s the calendar. The city publishes about 30 calendar days for each plan review cycle. Each cycle. Not total. So if your drawings come back with corrections once, you’re already two months out from a permit before anybody swings a hammer. If you bid an Escondido job on a 30-day permit assumption, you’re going to eat that second cycle out of your own margin.

The fee side is just as knowable. Escondido’s building fee study sets plan review at 75% cost recovery and says it plainly: three plan checks are included, and the city bills hourly after that. Building staff time runs $176 an hour. Fire Prevention runs $155. Engineering runs $186. A fourth plan check isn’t a delay. It’s a line item.

Permit fees start at $176 for the first $2,000 of valuation, then $11.48 for each additional $1,000 up to $25,000, then $14.08 per thousand after that. Plans go in electronic only. There’s no paper counter to save you.

Then there’s the fire map, and this one is new.

In May 2025 the Escondido City Council adopted the updated state fire hazard severity zone map. The old map was from 2009 and it had one category in the city: high. The new one adds moderate and very high. Escondido had no very high zones on the books for over a decade. Now it does. In high and very high zones, you’re building with fire-resistant materials and delivering a hazard disclosure. In very high, you’re holding a 100-foot buffer off the wildland edge.

That’s the eastern side of town. Bear Valley Parkway, East Valley Parkway, out toward San Pasqual. Harmony Grove and Del Dios on the west. A bid written off a 2009 assumption is a bid written wrong.

One more thing nobody tells you. Escondido treats its own water. The San Diego County Water Authority’s water treatment capacity charge specifically excludes Escondido, Poway and Del Mar because those cities can’t be served from the Twin Oaks plant. So an Escondido meter and a Vista meter don’t carry the same connection math. Small number. Real number.

Four things that get missed on an Escondido construction estimate

1. The second plan check cycle. Everybody prices the permit. Almost nobody prices the 30 days that come back with it. General conditions are a weekly cost on our estimates, and supervision at 4 or 8 or 16 weeks moves a bid more than most material swaps do.

2. Fire zone scope on the east and west edges. Ignition-resistant assemblies, disclosure, and clearance to wildland aren’t allowances. They’re scope. If you’re bidding east of Bear Valley Parkway without checking the 2025 map, you’re going to find that scope in a change order instead of a bid.

3. Fire plan review as its own fee. It’s separate from building. Commercial sprinkler plan review and inspection on a new building over 25,000 square feet is its own charge, and specialty fire inspections and permits sit in their own range. It’s not folded into the building permit.

4. The markup stack, shown honestly. Our estimates carry material sales tax at 7.750%, then subcontractor markup, then overall construction cost, then profit, then Total Project Cost. Four separate lines. When a competitor hands you one blended number, you can’t see which of those four is hiding the problem.

Escondido projects we’ve actually priced

Straight talk, because you’ll figure it out anyway.

We have exactly one job inside Escondido city limits. Escondido Project, 92025, $22K. It’s a roof and envelope repair package on an existing building. Demolition, patch and repair, beams and deck framing, drip edge metal flashing, stucco repair, TPO roofing with flat roof insulation board, then paint. It’s small and I’m not going to pretend it’s a portfolio.

So why hire us for Escondido work.

Because Escondido doesn’t get bid in a vacuum. It gets bid by contractors who also chase San Marcos, Vista, Temecula and Murrieta in the same month, and that ring is where our book actually is. Eight miles to San Marcos. Twelve to Vista. Thirty up the 15 to Temecula. Thirty-five to Murrieta and to La Mesa. Same subs, same suppliers, same labor pool, two different counties and two different fee tables.

Retail build-out with demolition, partitions, acoustical ceilings, flooring, mechanical, plumbing and fire sprinkler budgets. 6. Vons Store #2012 San Diego, 92122 — $274K. Site and interior demolition, flooring, plumbing and mechanical demo. 7. Angry Chickz Riverside, 92507 — $91K. Acoustical ceiling, metal framing, drywall, fire caulking, insulation, paint. 8. Lake Murray & Kiowa Starbucks, La Mesa, 91942 — $51K. Cafe demolition package: ceilings, cabinetry, countertops, doors, drive-thru window, plumbing. 9. Imperial Beach Renovation, BLDGS 3/4/5, 91932 — $2.3M. Three buildings, ten pages, demo through MEP. 10. Temecula Sky Zone, 92591 — $90K. Platform framing and interior metal partitions inside an existing box. 11. Venice St, San Diego, 92107 — $35K. Drywall, stucco and interior and exterior painting. 12. Escondido Project, 92025 — $22K. The one described above.

Every one of those is priced to a stated zip code. That’s printed on the estimate.

Where we work in Escondido

We price all four Escondido zips.

92025 is downtown and south. Grand Avenue, Escondido Boulevard, Centre City Parkway, Felicita. Storefront and cafe fit-outs, small retail, the kind of work our Starbucks, Klatch Coffee and Better Buzz estimates were built for. Our one Escondido job sits here.

92026 is north. El Norte Parkway, Nordahl, Mission Avenue, out toward Hidden Meadows. This is the San Marcos seam, and it’s the same ground as Alcove at Pala Vista in Vista.

92027 is east. Valley Parkway, Bear Valley Parkway, San Pasqual Valley. This is fire zone country under the 2025 map.

92029 is west and southwest. Harmony Grove, Del Dios Highway, Via Rancho Parkway and the Westfield North County pads. Mall and pad tenant improvements, which is exactly what Sky Zone and Angry Chickz are.

North up the 15, Temecula and Murrieta are Riverside County. Different AHJ, different fees, thirty minutes away. We’ve priced there.

Who our Escondido estimating service is for

Escondido construction estimating services from us are built for four people.

The general contractor bidding two or three Escondido jobs a month who can’t put a full-time cost estimator on payroll. You get the takeoff, the trade breakdown, the markup lines shown separately, and a number you can defend line by line.

The subcontractor who wants their own scope priced clean before it goes into somebody else’s bid. Drywall, framing, paint, concrete, demo. We do single-trade the same way we do the whole stack.

The retail or restaurant tenant pricing a build-out on Grand Avenue or a pad at Via Rancho. Brands are most of our book.

The owner or developer who’s been handed one blended number and wants a second set of eyes on it.
